I first learned of Van Ann when she sold a home, she listed in our subdivision, a home that had only been on the market for a couple of days at close to the asking price. Then, later in the year, Van Ann listed and sold my neighbor’s home, a home that had been on the market with another Realtor® for over six months with no viable offers. Early in our conversations when she and I first met, it became very clear Van Ann was a seasoned professional who knew what was required to sell a home in a stagnant buyer’s market, at the highest price and in the shortest market time. Poised and confident, Van Ann quickly earned my trust as she showed me pictures of homes she had listed and sold, both before she began her work and then after, and the importance of potential buyers’ first impressions; both online and in-person. Next, she brought in an interior designer who provided the color pallets for rooms that needed to be painted and re-carpeted. Her attention to detail was both meticulous and fabulous. Once the suggestions of the home stager and designer were implemented and the painting and re-carpeting were completed, Van Ann put the required finishing touches on my home by bringing and placing assorted items of décor throughout the home to give it that final “magazine picture quality” appearance in every room. And her attention to detail continued on the day of the pictures. Everything had to be perfect and it was! Bottom line, my home had multiple offers as soon as it went on the market and was sold above the asking price. Also, based on the market assessment of my home when she and I first met and its ultimate selling price, I’m confident the cost of the improvements was more than offset by the increase in market value, before taking market time and carrying costs into account. And as I continue to assess the market conditions of my former area and neighborhood, I owe a word of thanks to Van Ann who was able to sell my home in a stagnant buyer’s market at one of the highest prices in the area (I still can’t believe it!) in an incredibly short amount of time. Our house was very hard to sell. It is custom with many unique features that most do not value. Van Ann went well beyond what other Realtor® do. She had professional interior designers stage our house. She purchased many of the decorations herself. She had multiple photographers including drones and 3D pictures. When visitors had wrong impressions of the property condition, Van Ann discussed the issues and attended the showings to alleviate the issues. When we had interested buyers, she negotiated and got them to see the real value of the property. I do not believe anyone else could have sold our property without reducing the price to way below market value.
